How To Sell An Old House

I was the estate executor for my Mom and Dads estate and we decided to sell their home in Fritch, Texas, after they both passed away. I contacted a realtor in Borger who appraised the house in Fritch at $35,000. I talked it over with the family and we put it on the market for that price. Six months later we did not have a single offer, so we lowered the price to $30,000. Another six months passed and not a single offer and the realtor said he did not want to waste any more of his time on the house. My sister in law, Rhonda, was a real estate agent in Katy, Texas, and she said she would not charge the family a sales fee if we allowed her to sell the house for the estate. The old house needed new carpets and had swamp boxes for cooling which seemed to be the main reason we couldn’t sell it. Rhonda came up with the idea to put the house on the market for $40,000 and offer a cash refund to the buyer of $2500 from each of the heirs for a total cash refund of $7500 so the buyer could put in new carpet, update the air conditioning, or use it for what ever they wanted to. Within a week she had a call from someone in Amarillo who was very interested, but they couldn’t find anyone to finance the loan. Rhonda used her contacts to find them some one to finance the loan and the deal was finalized. It is nice to have brilliant relatives to help with the really tough jobs. Thanks Rhonda. Since Rhonda did not charge the usual $3500 realtors fee, we all made more money than the original realtor deal. Rhonda is my brother Craig’s wife.

Pam and I and Craig and Rhonda looking pretty spiffy. Rhonda saved our bacon on the house sale and we were all proud of her.

 

 

 

As soon as we got our checks for the sale of the house, we all got a cashiers check for $2500 And sent them by registered mail to the buyer. As estate executor, this took a big load off my mind. Thanks again Rhonda.
